The City of Beavercreek is launching Plan Beavercreek, a comprehensive community project aimed at overhauling the city’s land use plan, zoning code, and property maintenance code for the first time since its incorporation in 1980.
Following a competitive bid process, the city selected ZoneCo and OHM Advisors to develop a cohesive, community-driven framework to guide future growth and development.
“This project marks a first for the City of Beavercreek,” City Manager Pete Landrum said. “Over the years, staff from the city’s Planning and Development Department have implemented changes to the city’s zoning code, land use plan, and property maintenance standards, as adopted by the council. However, the city has never undertaken a comprehensive overhaul of this magnitude. Updating these critical planning documents, which are custom-tailored to our city, is essential for shaping Beavercreek’s future and ensuring its continued success as a thriving, vibrant community.”
The project aims to achieve several key goals, including:
- Establishing a long-term guide for land use, development, and preservation.
- Developing an implementation strategy for major projects and initiatives.
- Updating zoning codes to support the land use vision and ensure they are easy to understand and implement.
- Ensuring public input is reflected in policies, creating a streamlined, user-friendly development process.
“The land use plan will establish a clear vision for the future, while the code updates will provide the tools and regulations to implement that vision effectively,” Planning and Development Director Randy Burkett said. “Together, the project will support a forward-thinking, well-connected, and thriving Beavercreek that reflects the needs of residents, businesses, and the overall community.”
ZoneCo and OHM Advisors will work closely with city staff, community stakeholders, and residents to modernize the city’s existing planning documents, address outdated regulations, and ensure compliance with legislative requirements. Public engagement will be a cornerstone of the project, with several opportunities for city residents and local business owners to provide input and help shape the updated plans. The city’s Planning Commission and City Council will also play key roles in the process.
“Public input is essential to this process,” Burkett said. “At the same time, the city must ensure that any proposed changes meet legal requirements. Striking this balance is crucial to creating documents that serve both the community’s needs and our legal obligations.”
The project is expected to take about 1.5 years to complete. Once finalized, Beavercreek City Council members will vote on whether to adopt the plans by ordinance.
