Online Permit Center & Permit Applications

For residential properties, a zoning permit is required if you are building or replacing any structure on the property, including but not limited to a fence, deck, shed, pool, new home, garage, retaining wall, patio cover or any addition to a primary or accessory structure. Zoning permits are not required for interior remodeling, at grade patios, garage sales, temporary signs, or driveways. 

For commercial properties, a zoning permit is necessary when occupying a new space, installing or replacing signage, building additions, façade renovations, parking lot renovations, construction or replacement of any new structures. Zoning permits are not required for interior remodeling that does not change the overall square footage of a tenant space.

Apply for a Zoning Permit

To apply for zoning permits electronically, visit the Online Permit Center. This is the quickest, most efficient way to get your zoning permit approved. If you need additional assistance completing a permit in the online permit center, please follow the step-by-step instructions. The Online Permit Center allows you to apply and pay for permits, check permit status, obtain copies, schedule inspections and receive inspection results.

Commercial entities must use the online permit center. For residents not interested in applying online, please print the appropriate permit application from the table below and submit with the permit fee either in person or by mail to the city's Planning and Development Department, located inside of Beavercreek City Hall, 1368 Research Park Drive.
